Compare the costs behind the price
Use property-specific estimates for each home. The starting figures are fictional examples, not current rates or quotes. Change the inputs, then select Compare homes.
Count CDD once: enter it separately only if your annual tax amount excludes it. Enter mortgage insurance yourself; this tool does not determine eligibility or price insurance. Use the ongoing fixed rate, not a temporary buydown rate.
What these estimates include
Monthly housing cost includes principal and interest, entered taxes, insurance, mortgage insurance, HOA, separate CDD and other housing obligations. Financed upfront fees are added to the loan balance; do not include those fees again in cash closing costs.
Remaining cash equals down payment plus cash closing costs and prepaids, less permitted credits and earnest money already paid. Credits cannot exceed entered eligible costs; program limits are not checked. Assistance loans, grants, reserves, separately paid fees, maintenance and utilities are not modeled. A negative cash result requires review and is not a promise of a refund.
This is a fixed-rate planning comparison, not a Loan Estimate, approval, APR calculation or lifetime-cost analysis. Taxes, insurance and other costs can change.
